Equalization Report |
Presented to and approved by the Board of Commissioners in April of each year, the Equalization report presents a narrative summary of the current year equalization process, a retrospective analysis of significant previous year events that affect property valuation, and tables and charts presenting the valuations of all classes of property for each taxing jurisdiction. | Ratios and Factors |
Public Act 165 of the Michigan Public Acts of 1971 requires that the County publish tentative recommended equalization ratios and multipliers on or before the third (3rd) monday in February. This report sustains this requirement, but should not be viewed as in any way limiting the assessor in his or her assessment of their duties. | Tax Abatement Report |
Prepared each year for the County Board of Commissioners, the Tax Abatement Report contains the valuations of tax-abated property for each unit of government in a tabular format. The report focuses on the value of all real and personal property subject to Industrial Facility Tax (i.e. Act #198), Obsolete Property, Enterprise and Renaissance Zone Certificate properties. | County Wide Area Network (CWAN) |
The County Wide Area Network (CWAN) is a policies and guidelines manual produced by the Equalization Department for the use of property assessment administration officials in Muskegon County. The report presents guidelines and recommendations for standardized reporting and entering of data within the Computer Aided Mass Appraisal (CAMA) computer systems. This report is currently being updated from the 2005/2006 version, and will be posted soon. |
