The Brookhaven Medical Care Facility project involves the replacement of existing boilers, water heaters and a dish washer for the cafeteria. Also included in this project is the demolition of existing boilers and asbestos abatement.

Project Features

Replace the two high-pressure, 3 pass, 300 to 400 gallon steam boilers with seven energy efficient 4 pass, 80 gallon hot water heating boilers to supply heat to the building. The new boilers will be 90 to 98 percent more efficient than the current boilers and will be Windows © based for easy control and monitoring. Replace the existing associated steam feed appliances with two domestic hot water generators, which feed a 500 gallon holding tank that supplies hot water to the facility and the dishwasher. Install new hot water generated industrial dishwasher, which is replacing the outdated steam fed dishwasher.

Rhoades Engineering gave Brookhaven Medical Care Facility final approval for the work done on the replacement of more efficient boilers, the hot water generators, 500 gallon holding tank and dishwasher. This project was completed on Monday, January 7, 2002.

November 27, 2001

The Brookhaven Medical Care Facility boiler, water heater, and dishwasher replacement project is complete with the exception of the sign off from the architect/engineer. They are currently reviewing the system and should have the final sign off by week ending November 30, 2001. The State of Michigan has inspected the system and has given their sign off.

September 7, 2001

All the mechanical, piping and wiring systems for the replacement of the boilers at Brookhaven Medical Care Facility have been installed. The week of August 27, 2001, inspectors from the State of Michigan were at Brookhaven to inspect the new system. All preliminary inspections have passed. The inspectors will return for a final inspection once the system has been fully tested.

Jay the Building Superintendent at Brookhaven, has started taking some of the extensive training classes needed for the operation of the system. The new system will automatically notify Jay by computer and pager should there be a malfunction with the heating system. Jay can then remotely run diagnostic tests and repairs to correct any malfunctions.

Rhoades Engineering and Rich & Howell Plumbing are currently running flow tests on the system to predetermine any problems before the system goes on-line. The test consists of bringing the system up and running low pressure water through and gradually increasing the pressure. If there are no problems then an antifreeze made by Noburst will be added to the system and brought on-line. The system is expected to be fully on-line by September 30, 2001.

July 17, 2001

All existing piping, electrical and the boilers have been removed and disposed of properly. A new concrete pad has been constructed and poured in which to place the hot water heaters.  The Seven 4 pass, 80 gallon water heaters have been delivered and set in place.  The hot water heaters need to be leveled and secured to the floor before the completion of piping and electrical may begin. Some of the overhead piping has been completed which will carry the hot water throughout the building.  The 500 gallon holding tank has also been delivered and set in place.

Removal of the existing gas meter which used to be inside the boilers has been replaced and moved to an outside location for safety purposes. This project is approximately 60 percent completed.

June 22, 2001

Asbestos removal has been completed around boiler piping in the facility and removal has begun on the boilers. A qualified firm in accordance with all Federal, State, and Local regulations governing asbestos abatement and removal is doing all asbestos removal. The removal of the existing dishwasher and replacement with the new industrial dishwasher has also been completed. The replacement of steam hot water to domestic hot water was completed on April 15, 2001. The second phase of the project includes the shut down and removal of the two boilers and replacing the boilers with new and more efficient boilers. Shutdown and dismantling of one of the boilers has commenced.
